Steps to Home Ownership Using EPAH-TDS NSP2 funds
- Homebuyer MUST attend Homebuyer and Financial Education workshop from a HUD counseling agency. El Paso Affordable Housing is a HUD Counseling Agency. NSP2 orientation is part of selected EPAH workshops. Homebuyers will be eligible to register for the EPAH/TDS NSP2 program once receiving a Certification of Completion after fully completing a Homebuyer & Financial Education workshop AND an EPAH/TDS NSP2 orientation—both must be successfully attended. Homebuyer registration into the EPAH/TDS NSP2 program will be on a first come first serve basis, and taken at EPAH offices during normal working hours. Registrants must show certificate of completion of Homebuyer and Financial Education workshop AND EPAH/TDS NSP2 orientation.
- Once registered, Homebuyer needs to schedule a one-on-one assessment with EPAH staff to determine eligibility into the EPAH/TDS NSP2 program EPAH staff will provide a certificate of eligibility.
- If eligible, the Homebuyer MUST qualify with El Paso Credit Union Affordable Housing, LLC or another participating lender, for a non-subprime mortgage loan.
- EPAH will then determine maximum amount of NSP2 Homebuyer Assistance, based on qualified loan amount, homebuyer family size, income, and need.
- Once qualified for a lender loan and for the EPAH/TDS NSP2 Program, the Homebuyer can place an offer on a home listed on EPAH/TDS website. Offers will be accepted from qualified registered participants on a first come-first serve basis. Offers will not be extended to individuals who are not registered and are not EPAH/TDS NSP2 eligible or qualified.
- Close the purchase of the Home at a Title Company or Escrow Company.
